Un anziano professore americano vive barricato nel suo appartamento romano, pieno di libri e dipinti. Un giorno però la marchesa Bianca Brumonti, facoltosa esponente di una borghesia nuova e arrogante, si stabilisce al piano di sopra insieme all'amante Konrad, la figlia Lietta e il di lei fidanzato Stefano: dapprima infastidito dagli "scandalosi" intrusi, l'uomo tenta un avvicinamento, destinato tuttavia a risolversi in un'amara disillusione.
